Of course, Hilton hasn't had ownership of either the LV or AC properties since their gaming division was spun off into what would be come Park Place Entertainment (with the merger with Bally Entertainment), around 1998.

The Hilton name has continued to be associated with the properties through a franchise agreement (which was extended 3 years at a time). Parties are close lipped as to why the franchise agreement wasn't renewed last year (for either property), but I speculate it had something to do with the cash-strapped position of Colony Capital (or the subsequent receiver for ACH).
