I would look at 4Q's. They have done some remodeling of the rooms. We don't find them objectionable at all. They aren't the Golden Nugget, nor are they supposed to be.
Four Queens is the ONE place that has held the line on resort fees, parking fees, downgraded slot club benefits (the change they made sometime back actually improved the flexibility of benefits) and the rest of the squeeze we have seem from every one of the other operators. For our situation, there isn't anywhere else that is close from a value perspective.
We have been doing most of our Vegas play at 4Q's for many years. We have played with Boyd as well, but between axing the full pay PKM at the Fremont and all of their shenanigans with B-Connected, our Vegas-Boyd play days may be through after this year if we don't end up making Sapphire.
Boyd did end up with the Ameristar properties in KC and ST. Louis out of the Pinnacle/Penn National deal. KC paytables are terrible, but there are still a few good machines at the St. Louis property. If they maintain the current player's club/point structure, we will continue to do some play there. If they revert to the Vegas-Boyd full pay punishment structure, that will probably end our play there as well.
IMO, a willingness to be adaptable is only way you are going to be able to prevent further degrading of your edge. Four Queens is still a place that you can make work.
